Reservation and Payment

  • All bookings are subject to availability and confirmed once full payment is received via accepted payment methods.

  • The hotel reserves the right to modify, suspend, or cancel any promotion without prior notice.

Check-in and Check-out

  • Check-in time: from 14:00

  • Check-out time: by 12:00 (noon)

  • Early check-in and late check-out are subject to room availability and may incur additional fees.

Occupancy and Extra Guests

  • Room rates are based on the standard occupancy listed for each room type.

  • Additional guests may be allowed upon request, subject to the maximum occupancy limit and extra charges.

Smoking and Damage

  • Smoking is not permitted inside guest rooms or indoor areas.

  • Designated smoking areas are available.

  • Guests are liable for any damage or loss caused to hotel property, including repair or replacement costs.

Guest Conduct and Noise

Booking cancellation

Cancellation and Modification

  • Cancellation more than 2 days prior to arrival: No cancellation fee will be charged.

  • Cancellation less than 2 days prior to arrival: A cancellation fee equal to the first night’s stay will be charged.

  • No-show (failure to arrive): The full booking amount (100%) will be charged, and no refund will be provided.

  • Modifications: Changes to bookings are allowed, subject to room availability and any applicable rate differences or fees. Please contact the hotel directly for assistance with modifications.

Third-Party Bookings

  • For reservations made through third-party websites or online travel agencies, all cancellations and modifications must be processed directly with the respective booking source.

  • The hotel cannot cancel or issue refunds for reservations made via third parties.

At Hotel M Chiang Mai, we understand that travel plans can sometimes change unexpectedly. Our cancellation and modification policies are designed to be as fair and flexible as possible. For most bookings, cancellations made more than 2 days before arrival will not incur any charge. If you need to cancel within 2 days of arrival, a fee equivalent to the first night’s stay will apply. In the event of a no-show, the full booking amount will be charged, and refunds will not be available. Should you wish to make changes to your reservation, we’ll do our best to accommodate your request based on room availability and applicable rate adjustments — simply contact us directly, and our team will be happy to assist.

If your reservation was made through a third-party website or online travel agency, please note that all cancellations or modifications must be processed through that platform. As much as we’d love to help, the hotel cannot make changes or issue refunds for bookings made via external sources.
